The clinics in The Waterway New Cairo serve an established residential and commercial area close to North 90th Street, making them a good fit for a doctor who wants premises in the 5th Settlement or an investor aiming to rent to a medical specialty.
A clinic legally allocated for medical use differs from an administrative office. Two units being similar in size or in the same building does not mean the activity can be switched without the proper approvals and fit-out.

How to choose the clinic size
The area you need depends on the specialty, the number of doctors and the way the clinic operates. A solo clinic usually needs a reception, an examination room and internal services, while a medical centre needs several rooms, a larger waiting area, and space for sterilisation and storage.
The interior design should allow for:
- A clear reception area.
- A waiting area that does not block the entrance.
- One or more examination rooms.
- A suitable restroom for patients.
- Space for storing files and supplies.
- A sterilisation room if the specialty requires it.
- Water and drainage points in the right places.
- Corridors that allow safe movement.

The sales team clarifies:
- How close the clinic is to the lift.
- That there is a suitable entrance for the elderly.
- That wheelchairs can be used easily.
- That parking is available for patients.
- That the building and unit numbers are clear.

Frequently asked questions about Waterway clinics
Can an administrative office be operated as a clinic?
That requires a unit allocated for medical use that meets the licensing requirements.
Are the clinics ready to operate?
The condition of the units varies; there may be a fitted-out clinic and another that needs complete finishing and fit-out.
What is the most important factor when choosing a clinic?
Easy patient access and the unit's medical allocation matter more than a large area or the finishing alone.
Is medical equipment included in the sale price?
Usually it is not, unless the sale offer and the contract clearly state the equipment and fittings that are included.
Is a clinic suitable as an investment?
It can be rented to a doctor or a medical centre, but the return depends on the location, the fit-out, the area, the lease and the operating costs.
